APX Lending Plans Bitcoin-Backed Mortgages for Canadian Homebuyers

October 28, 2026 by Fintech Newsdesk Leave a Comment

Toronto’s APX Lending plans to introduce Bitcoin-backed mortgages in Canada, giving eligible homebuyers a way to put their cryptocurrency holdings toward a home purchase without selling them upfront.

The offering is expected to roll out in the first quarter of 2027. APX is opening a waitlist ahead of the launch, with eligibility requirements, loan-to-value ratios, rates and terms still to come.

The proposed mortgages would allow borrowers to pledge Bitcoin as collateral while retaining exposure to its value. APX says clients already use its digital-asset-backed loans to fund real estate projects, making a dedicated mortgage offering a natural extension of its lending business.

“Canadians shouldn’t have to choose between owning Bitcoin and owning a home,” said Andrei Poliakov, founder and CEO of APX Lending.

“We hear it from clients all the time. They’ve held through the cycles, their Bitcoin has become a real part of their net worth, and when it’s time to buy a house, they’re told to sell it.”

The announcement follows APX’s expansion into more flexible borrowing products. As Fintech.ca reported in September, the company introduced a five-year revolving line of credit backed by Bitcoin and Ethereum, allowing clients to draw, repay and borrow again as their needs change.

APX says the mortgage offering will build on its existing lending infrastructure, including segregated BitGo Trust cold-storage custody, insurance coverage and SOC 2-audited controls. Client collateral is not rehypothecated, meaning APX does not reuse it to secure its own borrowing, and customers can independently verify their holdings on-chain.

Managing Bitcoin’s volatility will be central to the product. Fintech.ca previously covered APX’s “90/85 Standard”, which triggers partial liquidation at a 90% loan-to-value ratio and sells enough collateral to bring that ratio back to 85%. The model is designed to preserve more of a borrower’s holdings during market declines.

While APX highlights that framework in its mortgage announcement, full mortgage-specific terms have not yet been disclosed. Borrowing against Bitcoin can avoid an initial sale, but collateral may still be sold if its value falls and liquidation thresholds are reached.

APX expects the mortgages to become available to eligible borrowers in supported jurisdictions beginning in Q1 2027.
